Who runs La Souq, where its listings and estimates come from, what the assistant will and will not do, and what happens to your information.

Mortgage
Mortgage services are a separate business. Rabih Yaghi (NMLS 2020869) helps you apply for a home loan through ML Strategies Inc DBA Vision Home Mortgage (NMLS 357565, Nevada Mortgage Company License NMC-103414, Arizona Mortgage Broker License MB-2008441), 223 N Pecos Road, Suite 120a, Henderson, NV 89074, (702) 736-3116. Every home on La Souq comes from the Las Vegas REALTORS® MLS, which covers Southern Nevada. The listings reach the site through Trestle, a listing data service run by Cotality. No other listing source is used.

How current the listings are
The site reads listings from the MLS feed when you search and may reuse what it read for up to 20 minutes, so a price or a status here can be that far behind the MLS. Another page of a search already on screen, or the same homes in another order, comes from what that search found, kept for up to 20 minutes more, so it can be up to 40 minutes behind. When the MLS feed cannot be reached, the site may show what it read up to 6 hours earlier, and the page then says the results are out of date. Only homes that are for sale or under contract are shown. Sold, expired and withdrawn listings are not.
The facts about a home come from its listing, and a listing can be wrong or out of date. Before you rely on one, confirm it with the listing brokerage or with Rabih Yaghi.
The assistant
The search box and the chat on La Souq are run by an AI language model. It reads what you type or say and turns it into search conditions, and the site then checks each home against the facts in its listing.
The AI can misunderstand you, and it can be wrong. The results page shows how your request was read, so you can correct it. Treat what the assistant says as information, not as advice from a real estate agent, a lender, an attorney or a home inspector, and confirm anything that matters before you act on it.
What it will not do
- It does not rate, rank or filter schools by quality. Each home shows the schools its listing names, and you can search by a school you name.
- It does not judge whether an area is good or safe, and it does not describe the people who live there.
- It does not search by who lives in an area.
- It does not suggest, rate or rank places of worship. If you name one you want to live near, it searches near it like any other place.
- If you describe yourself or your household, it does not refuse you or treat you differently. It searches for what you asked for in the home.
When it leaves something out for one of these reasons, it says so and searches on everything else you asked for.
Fair housing
La Souq is offered on the same terms to everyone. We do not treat anyone differently because of race, color, religion, sex, disability, familial status or national origin, or any other characteristic protected by federal, state or local law. Equal Housing Opportunity. Equal Housing Lender.

Payment estimates
Every monthly payment on La Souq is an estimate for planning. It is not a loan offer, a Loan Estimate, a pre-qualification, an approval or a commitment to lend. No interest rate on the site is offered by anyone: the rate box starts with Freddie Mac’s national average rate for a 30-year mortgage that week (its Primary Mortgage Market Survey, updated weekly), which is a national average and not a rate anyone offers you, and you enter the rate a lender quotes you. Your actual payment will differ and may be greater.
Loan types
You can base an estimate on a conventional, FHA or VA loan. Choosing a loan type here does not mean you qualify for it. The program figures below are set by the agencies named, not by La Souq, and were last checked on October 14, 2026.
- Conventional. Mortgage insurance is estimated when the down payment is under 20%, at an example rate of 0.5% of the loan a year unless you enter your own. A loan over $832,750, the 2026 conforming limit for Clark County, Nevada, is a jumbo loan, which a lender may price differently.
- FHA. An FHA loan needs at least 3.5% down. An upfront mortgage insurance premium of 1.75% of the loan is added to the loan, and a yearly premium of 0.15% to 0.75% of the loan is paid monthly, depending on the loan’s size, its length and the down payment. The 2026 FHA limit for a one-unit home in Clark County, Nevada is $541,287.
- VA. A VA loan has no monthly mortgage insurance. VA’s funding fee, 1.25% to 3.3% of the loan depending on the down payment and on whether it is your first VA loan, is added to the loan. No fee is added if you say you are exempt from it.

Where each figure comes from
- Principal and interest: the home’s list price and your down payment, rate and loan length. Until you set your own, estimates assume 20% down, that week’s Freddie Mac 30-year average rate and 30 years on a conventional loan, and say so beside the figure.
- Property taxes: the yearly tax bill the listing reports. That is the current owner’s bill and can change after a sale. When a listing reports none, the estimate uses the tax rate you entered or, if you entered none, the typical rate for the region: the middle value of tax divided by price over Las Vegas REALTORS® listings across the region, worked out from the listings on the market on the day it was taken, and shown on each home with the number of listings and that date.
- Home insurance: an example figure ($150 a month) until you enter your own. It is not a quote.
- HOA dues: what the listing reports. Where a listing gives an amount for only some of its fees, the line says “at least”. Where it reports none, nothing is added unless you enter a figure.
- Mortgage insurance: estimated from the loan type, as set out above.
Each line is rounded to the dollar and the total is their sum. Closing costs, maintenance, utilities and moving costs are not included. Confirm every figure with a licensed lender. You may use any lender.
Home-value estimates
On the home page, “Manage it” takes a home’s address. As you type it, Google suggests addresses, and the one you pick gives the street and the ZIP code. You can also type the whole address yourself.
Where the site can produce one, you then see an instant estimate of what the home is worth. The figure comes from HouseCanary, a property data company, and is worked out by a computer model. Nobody has seen the home. It is not an appraisal and not an offer, and the home’s condition, its upgrades and the current market can move the real number.
An answer for an address may be reused for up to 30 days, and the estimate shows the date it was valued. For some addresses no estimate can be produced; the page then shows none.
With or without an estimate, you can ask Rabih Yaghi for a full market analysis of the home. That is your choice; what it stores is set out under Calls, texts and emails.
Privacy
This part says what La Souq collects, why, who receives it, how long it is kept and what you can do about it.
You can search and open every home without an account and without giving your name. We do not sell your information. La Souq’s pages carry one advertising tracker, the Meta Pixel, which measures our Facebook and Instagram ads (see Meta under “Who receives information”), and no analytics scripts.
When you visit
Vercel, the company that hosts La Souq, receives what every web host receives: your connection address (IP address), your browser type and the address of each page you ask for.
La Souq’s own code uses your connection address for two things and never writes it to storage. It counts how many requests came from one connection in the last few minutes (never more than 10 minutes), so that a script cannot overload the site. And it reads the host’s city-level guess of where the connection is, to choose the listing area and starting city nearest you (see “Your location” below).
The site also keeps one running total a day for each kind of request: searches, chat messages, listings opened, voice notes, home-value estimates and contact requests. A total is a number, with nothing about who made the requests.
When you search or chat
What: the words you type or say, the answers you tap, the assistant’s replies and the city your search starts from. The payment figures on your screen travel with the search so each home can show an estimate.
Why: to understand the request, find the homes and carry the conversation from one step to the next.
Who receives it: an AI model provided by OpenAI reads the words and writes the replies. Cotality’s Trestle service receives the search conditions (such as area, price and bedrooms) and returns the listings. Google receives the name of a place you mention, to find it and measure distance or drive time. Our server sends none of them your name, email address or connection address, unless you typed one into the search yourself.
How long: in your browser, the conversation stays until you close the tab. On our side, each step of a search is saved in the site’s private storage so the next step can continue from it, and the site will open a saved step for 20 minutes only. A saved step is filed under a random code, not under your name, email address or connection address. A step that has expired can no longer be opened through the site, and it is deleted from that storage by a clean-up that runs once a day.
Please do not put another person’s personal details, or sensitive details about yourself, into a search.
When you share a search
“Share this search” makes a link that works for 7 days. The link holds the conditions of the search as the site wrote them down, including any place you named. It does not hold your conversation or your payment figures. Anyone who has the link can open that search. Like a saved step, a share link is filed under a random code and, once expired, is deleted by the same daily clean-up.
When you share a home
The Share button on a home sends nothing to La Souq and stores nothing. What it shares is the home’s address, its price, its bedrooms, bathrooms and size, and the link to the home’s page here. “Copy link” puts that link on your device’s clipboard. On a phone or a tablet, Share opens your device’s own share sheet. Elsewhere it offers Text message, WhatsApp, Facebook, X and Email: choosing one opens that app or website from your browser and hands it the link, with the details above where it accepts them. What you send there is under that app’s or website’s own terms. La Souq loads no code from any of them, and none of them receives anything unless you choose it. Many apps then show a small card for the link, which they make by opening the home’s page here: its address and price, its listing firm, the MLS and listing number, and the listing’s first photo, which the app, or on some phones your own device, fetches from Cotality.
When you use the microphone
The microphone is used only after you tap it, and your browser asks your permission first. On some browsers the browser’s own speech service turns your words into text, under that browser’s privacy terms. On others the page records a voice note (2 minutes at most) and sends it to our server, which passes it to OpenAI to be written out. La Souq does not keep the recording. The words are put in the search box.
Your location
To start you in the right area, the site reads the host’s rough, city-level guess of where your connection is. It turns that guess into a listing area and a starting city and uses only those two. The coordinates and your connection address are not stored.
“Use my location” does more only if you tap it: your browser asks your permission and works out where you are. That position stays in your browser, which uses it to pick the listing area and starting city and remembers only those two. It is not sent to our server. A city you choose yourself always wins.
When the site does not know where you are, a search that names no place covers all of Southern Nevada.
Maps, places and directions
The map, the satellite view, place names, the review scores of places such as shops and restaurants, drive times and the directions inside a listing come from Google Maps. Your browser loads the map straight from Google, so Google sees your connection address and the part of the map you look at. Our server sends Google the name of a place you mention and, for a drive time, the locations of the homes being measured.
A listing shows the home on Google’s map once you reach that part of the listing, or tap “Show map”: your browser then sends Google the home’s address. In the directions box under it, what you type is sent to Google as you type, so it can suggest places. If you leave the box blank and ask for the route, your browser asks for your device’s location and sends it to Google to draw the route. La Souq does not store it.
In “Manage it” on the home page, what you type in the address box is sent to Google from your browser as you type, once it is three characters long, so Google can suggest addresses. When you pick one, your browser asks Google for that address’s parts: the street, the city, the state and the ZIP code. La Souq does not store what you type.
What comes back from Google is reused for 20 minutes at most, so one search can widen and page without asking Google again.
Your use of the Google map and of what Google supplies on La Souq is subject to the Google Maps/Google Earth Additional Terms of Service (opens another website) and the Google Privacy Policy (opens another website).
Payment figures and saved plans
The payment figures you set (down payment, rate, loan length, loan type with any VA options you switch on, tax, insurance and HOA figures, and your monthly limit) are kept in your browser until you close the tab, and are sent with your searches so each home can show an estimate. If you are signed in and press “Save this plan” on the Buying power page, that plan’s figures are kept on your account until you delete the plan.
La Souq takes no loan application and does not ask for a Social Security number, a credit report, bank statements or loan documents.
Accounts and saved homes
An account is optional. It is what lets you save homes and plans and see them on every device. You sign in with Google, or with an email that carries a sign-in link and a 6-digit code. There is no password.
What is kept: your email address; your name, if you sign in with Google; the date the account was made and roughly when you last used the site; the homes you save (each home’s listing number, its street address and city as you saw them when you saved it, and the date you saved it, 200 at most); and the Buying power plans you save (50 at most); and the searches you save (what each asks for, never your conversation, with the listings it has already emailed you; 10 at most).
Who receives it: Supabase, the service that runs sign-in and holds accounts. If you choose Google, Google handles that sign-in and tells the sign-in service your name, email address and profile picture; La Souq does not use the picture. Rabih Yaghi, and any agent on his team he gives access to, can see your email address, your name and what you saved, so that he can help you with your search.
How long: until you remove a saved home or a saved search or delete a plan yourself, or ask for the account to be deleted (see “Your choices” below). Making an account does not sign you up for calls, texts or marketing email. The only emails it sends you are the sign-in email you ask for and, if you save a search and tick the box, the new homes that fit it each morning; every one of those has a link that stops them.
Home-value estimates
While you type the address, your browser sends what you have typed to Google so it can suggest addresses (see “Maps, places and directions” above). The street address and ZIP code of the home you pick or type are sent from our server to HouseCanary to produce the estimate. Nothing about you is sent with them. The answer is held in the server’s working memory, never in storage, for 30 days at most, so the same address is not looked up twice. If you then ask to be contacted, see Calls, texts and emails. Nothing more is stored about a visitor who does not press Send.
Who receives information
These companies provide a service to La Souq. Each receives what is listed here, and each has its own privacy terms, linked beside it.
Vercel
Hosts the site and its private storage.
Every request your browser makes to La Souq: your connection address, your browser type and the page asked for. Its storage holds the saved steps of searches, the share links, the daily totals and the contact requests described on this page.
Cotality (Trestle)
Delivers the Las Vegas REALTORS® MLS listings.
From our server, the conditions of each search (such as area, price and bedrooms) and the listing number of a home you open. Listing photos load in your browser straight from Cotality, which therefore sees your connection address.
OpenAI
Provides the AI model that reads searches and answers questions, and writes out voice notes.
From our server, the words of your search and your questions, the assistant’s earlier replies in the same search, the city your search starts from, the listing facts needed for an answer, and a voice note you record. Our server does not send your name, email address or connection address unless you typed them into a search yourself.
Anthropic
Provides an AI model the site can use in place of OpenAI’s.
The same search and question text, only when its model is the one in use.
Google
Provides the map, place lookup, address suggestions, drive times, directions and “Continue with Google”.
Your browser loads the map straight from Google, which therefore sees your connection address and the part of the map you look at. Our server sends Google the name of a place you mention and, for a drive time, the locations of the homes being measured. A listing’s map, once you reach it, and its directions box send Google the home’s address; the box also sends what you type and, if you leave it blank, your device’s location. The address box of “Manage it” on the home page sends Google what you type, as you type it, and the address you pick. If you sign in with Google, Google handles that sign-in.

From our server, the street address and ZIP code of the home you pick or type, and nothing about you.
Supabase
Runs sign-in and holds accounts.
Your email address, your name if you sign in with Google or Facebook, and the homes and plans you save. Your browser talks to it directly when you sign in, so it sees your connection address.
Meta (Facebook)
Provides “Continue with Facebook”, and measures our Facebook and Instagram ads with the Meta Pixel.
If you choose “Continue with Facebook”: your browser goes to Facebook to sign in there, and Facebook gives Supabase your name and email address. The Meta Pixel: as you use the site, your browser and our server tell Meta that a page was opened, a home was opened, a search was shown, a chat was opened, or a request was sent, with your connection address, your browser type and Meta’s own cookies, so Meta can tell whether our ads led to a visit. When you send a request, Meta also receives your email address or phone number in scrambled (hashed) form. Meta is never told which home, price, payment or search it was. If your browser sends Global Privacy Control, the Pixel does not load and none of this is sent.
tawk.to
Runs “Chat with an agent”, the live chat with our agents.
Only if you open the chat: what you write in it, the name and email address of your La Souq account (so the agent knows who is asking) and any other details you give there, the home you were looking at, and, as your browser loads the chat from tawk.to, your connection address and browser type. Nothing of tawk.to loads until you open the chat.
Resend
Delivers the email that tells Rabih Yaghi a contact request has arrived, and the new-homes emails of a saved search.
What that request holds: your name, your phone number or email address and the home’s address, with the estimate that was shown or, for a showing request, the home’s listing number and the day or time you wrote; for homes like these, the search’s words, its link and the payment chosen instead of a home; and, if an ad brought you, its tags. If you save a search and ask for new homes by email: your email address and the homes that match it.
IndexNow (Microsoft Bing and other search engines)
Tells search engines when new listings appear on La Souq, so they can show them sooner.
Only the web addresses of new public listing pages. Nothing about you or your searches.
OpenStreetMap
A stand-in map and place lookup, used only when Google Maps is not available to the site.
In that case your browser loads the map pictures from OpenStreetMap, and our server sends it the name of a place you mention.

We may also have to give information to a court or a government agency when the law requires it.
Your choices
- No account. Everything except saving works without one.
- Location and microphone. Each is used only when you tap it, and you can say no when your browser asks. You can always type a city, a ZIP code or your search instead.
- Saved homes and plans. Tap a home’s heart again to remove it. Plans are deleted, and you sign out, on the Saved page.
- Saved searches. Remove one on the Saved page, or stop its emails with the link in any of them.
- Your browser. Closing the tab clears your searches and payment figures from it. Clearing this site’s data in your browser’s settings clears the rest and signs you out on that device.
- Deletion and copies. To have your account or a request you sent deleted, or to ask what La Souq holds about you, contact Rabih Yaghi at (702) 903-0000 or Rabih@kw.com and say which email address or phone number you used. The saved steps of a search and share links cannot be looked up by person, because they are filed under random codes.
Cookies and browser storage
Apart from the Meta Pixel’s own cookies (below), La Souq sets cookies only for signing in:
- Sign-in cookies (their names begin with
sb-). Set when you start to sign in, they keep you signed in on that device. They are removed when you sign out and otherwise last up to 400 days. - A return cookie (
lsq-signin-next). It remembers which page to bring you back to after you sign in. It lasts one hour at most and is removed once you are signed in, whether by the emailed link, the code or Google.
The site also keeps a few things in your browser’s own storage, so a page can pick up where you left off:
- Until you close the tab: your recent searches and their conversations (25 at most), the payment figures you set, and a note that voice input should record because the browser’s own speech service did not work.
- Until you clear this site’s data: the listing area and city worked out from your device’s location, or the city you chose yourself (never your coordinates); whether your payment terms and “Only show homes within my payment” are switched on; and, while you sign in, the listing number and street address of the home you tapped to save.
The map and the directions inside a listing are Google’s, shown inside La Souq’s page. What Google keeps in your browser for them is covered by Google’s privacy policy, linked under Privacy.
The Meta Pixel sets Meta’s own cookies (_fbp, and _fbc when you arrive from a Facebook or Instagram ad), and the site keeps the tags of the ad that brought you (which ad and campaign, never anything about you) in your browser’s storage for 30 days, so a request you send says which ad it came from. Neither happens if your browser sends Global Privacy Control.
“Chat with an agent” is tawk.to’s live chat. Nothing of it loads until you open it; once you do, tawk.to keeps its own cookies and storage in your browser so the conversation stays with you, as its privacy policy, linked under Privacy, describes.
Tours and your agent
Step Inside is how you book a tour of a home on La Souq. It needs a free account, so the agent who confirms your tour knows who asked.
- You'll be connected with a licensed agent working with La Souq at Keller Williams Realty The Marketplace. We help buyers; we are not the listing agent for this home.
- The listing agent works for the seller. The firm that lists each home is named on its page, under “Listing provided by”, and you may contact it directly instead.
- Before a tour, MLS rules call for a written agreement with your agent that says how they are paid: the Greater Las Vegas REALTORS® Buyer Brokerage Agreement. You will see it before your tour and choose whether to sign it, and you can ask for a copy first. Booking a tour does not commit you to anything.
- Nevada also asks your agent to give you the state form that lists what an agent owes you and every party: Duties Owed by a Nevada Real Estate Licensee (PDF).
- Agent compensation is negotiable and not set by law.
- If more than one agent in our office helps you, the commission on your purchase is shared between them inside the brokerage. Sharing it does not change what you pay. What you pay, if anything, is written in the agreement you choose whether to sign. La Souq is Rabih Yaghi’s own site, so that share stays between him and the agent who helped you.
- You may choose any lender. A tour is never tied to where you get a loan.
Calls, texts and emails
Making an account or saving a home does not sign you up for calls, texts or marketing email.
There are four places where you can ask Rabih Yaghi to contact you. Each is your choice, and sending is not a condition of any service. Directly under the Send button in the first three is this sentence:
By sending, you agree that La Souq or a licensed agent working with La Souq may call, text or email you about this home. No obligation.
La Souq is Rabih Yaghi’s website, so the call, text or email comes from him. An earlier version of the sentence named him instead of La Souq; each request keeps the version its sender was shown.
If you ask for a full market analysis
After you enter a home’s address in “Manage it”, you can leave your name and a phone number or an email address. You do not have to: any estimate is shown either way. Pressing Send stores:
- the name you typed;
- the one phone number or email address you typed;
- the home’s street address and ZIP code;
- the estimate and its valuation date that were on your screen, or that no estimate could be produced;
- if an ad or a tagged link brought you to La Souq in the last 30 days, that link’s tags (the ad’s source, campaign and name, and the page it opened), never anything about you;
- the date and time;
- which version of the sentence above you were shown;
- later, whether Rabih Yaghi has dealt with the request.
If you ask to see a home
On a listing, “Step Inside” (book a tour) takes your name, your phone number, your email address and the day and time you would prefer. It is a request, not a booking: no appointment is made until Rabih Yaghi has contacted you to confirm a time. Pressing “Send and connect me with an agent” stores:
- the name you typed;
- the phone number and the email address you typed (a page opened before October 20, 2026 took one or the other);
- the home’s listing number and its address, as your page showed them;
- the day and time you picked, and whether in person or by video;
- if an ad or a tagged link brought you to La Souq in the last 30 days, that link’s tags (the ad’s source, campaign and name, and the page it opened), never anything about you;
- the date and time;
- which version of the sentence above you were shown;
- later, whether Rabih Yaghi has dealt with the request.
La Souq does not send a showing request to the listing brokerage or to the MLS. Rabih Yaghi receives it and contacts you himself.
If you ask about a home
Beside a listing’s photos, “Ask an agent about this home” takes your name, your phone number, your email address and your question, which starts with the home’s address already written in. Pressing “Send to an agent” stores:
- the name you typed;
- the phone number and the email address you typed;
- the home’s listing number and its address, as your page showed them;
- the words of your question;
- if an ad or a tagged link brought you to La Souq in the last 30 days, that link’s tags (the ad’s source, campaign and name, and the page it opened), never anything about you;
- the date and time;
- which version of the sentence above you were shown;

La Souq does not send your question to the listing brokerage or to the MLS. Rabih Yaghi receives it and answers you himself.
If you ask for homes like these
Among the homes a search shows, “Want homes like these sent to you?” takes your name and a phone number or an email address. You do not have to: the homes are shown either way. An agent sends you homes like these; the site sends nothing by itself. When you arrive from one of La Souq’s ads, the first screen asks for your name, your phone number and your email address before the payment calculator opens, and keeps them as this kind of request. Directly under each button is this sentence:
By sending, you agree that La Souq, a licensed agent working with La Souq, or Rabih Yaghi as a loan officer with Vision Home Mortgage may call, text or email you about homes for sale and home financing. Consent is not required to buy a home or get a loan. Reply STOP to opt out of texts.
Pressing “Send me homes” stores:
- the name you typed;
- the one phone number or email address you typed (both, when asked after the homes from an ad);
- the words of the search and the link to its homes;
- the monthly payment the homes were held to, if you chose one;
- if an ad or a tagged link brought you to La Souq in the last 30 days, that link’s tags (the ad’s source, campaign and name, and the page it opened), never anything about you;
- the date and time;
- which version of the sentence above you were shown;
- later, whether Rabih Yaghi has dealt with the request.
Where a request goes, and how long it is kept
A request holds only what is listed above. It is not tied to an account, even if you are signed in. Only a request for homes like these holds a search, and only its words, its link and the payment you chose; a question holds the words you wrote; no request holds your conversation or your other payment figures. It does not store your connection address or anything about your device or browser, and nothing is stored if you do not press Send.
The request is kept in the site’s private storage, where only Rabih Yaghi can read it after signing in, and a copy may be emailed to him through Resend, an email delivery service. It is deleted from the site’s storage once it is 24 months old, the next time a request arrives or he opens his list. The emailed copy stays in his inbox until he deletes it.

Children
La Souq is for adults who are looking to buy or sell a home. It is not directed to children under 13, and we do not knowingly collect information from them. If you believe a child has given La Souq information, contact Rabih Yaghi at (702) 903-0000 or Rabih@kw.com and it will be deleted.
Changes to this page
When the site changes what it collects or how it works, this page changes with it, and so does the version date at the top. This is the version of October 14, 2026.
